City of Sarasota

Pre–Application Questions

What is the Pre-Application Conference?

The pre-application conference is intended to aid and assist the public in understanding the procedures and regulations of the City of Sarasota and how they might apply to a particular development given the information provided at the conference.  The pre-application conference is not intended to approve specific applications.  Please refer to the DRC Deadlines page for information concerning the various deadlines for submittal.

What materials need to be submitted for a Pre-Application Conference?

Pre-Applicants are advised to submit additional information with this request; however it is not required.  If additional information is provided, fifteen [15] sets of information folded to 8 ˝ “ x 11” size should be submitted.  Supplementary materials may include a sketch or concept plan, site plan(s), architectural renderings, special studies, detailed narrative, or any of the submittal items described in the Development Approval Application Minimum Submission Checklist.

Will the Pre-Application Conference guarantee approval of the future Development Approval Application?

Due to the fact that the pre-application meeting is based upon a preliminary submittal and held prior to submission of a formal application, the Development Review Committee reserves the option to raise additional issues and questions regarding compliance with applicable code requirements at such time as a formal development approval application is filed.  For information on the Development Approval Application, please contact the Office of the City Auditor and Clerk at (941) 954-4160.

What City Departments provide feedback during the Pre-Application Conference?

Please refer to the Members page for a list of DRC members and their departments.

What happens after the Pre-Application Conference?

Approximately 7-10 days after the conference, the Planning and Redevelopment Department will provide the applicant with a non-binding Letter of Understanding summarizing the issues and comments raised by the Development Review Committee.  This letter will contain the names and phones numbers of City staff who are available to assist with any identified issues.

If appropriate, the applicant may choose to proceed with the formal Development Review process through the Office of the City Auditor and Clerk.  Instructions and Forms for the Development Approval Application are available on-line.
